Industrial lands are available for purchase from the City of London and from private owners. These lands fall into three categories: serviced, un-serviced and serviceable.

There are 8 industrial parks that provide a range of small and large serviced building lots and over 607 acres of vacant light industrial or general industrial land available for sale. The Parks include Skyway Industrial Park, Forest City Industrial Park, River Road Industrial Park, London Enterprise Park, Trafalgar Industrial Park, and Innovation Park.

The price for city owned industrial land has been determined through competitive analysis of available industrial lands in Southwestern Ontario. The cost per acre ranges from $65,000 to $95,000, depending on lot size and highway exposure.

Industrial buildings

London maintains an inventory of industrial buildings available for sale/lease or build to suit locations. The Zoning requirements for any target property must be examined to ensure that the property is suitable for the specific industrial application. Subsequent to confirmation of zoning, site plan approval and building permits must be obtained from the City of London.

There are no development charges for construction of industrial buildings in the City of London.

Site Plan Approval and Building Permits

Depending upon the scale, complexity and information requirements of an application, the site plan approval process may be completed in six to eight weeks. Complex applications involving a public participation meeting may take an additional four to six weeks.

Once a Site Plan is approved, a Building Permit must be obtained. The Building Permit is required to begin construction of new facilities or alteration of existing facilities. The City's Building Division reviews all applications for building permits to ensure compliance with zoning by-laws and building code requirements.

Property "Hold" Procedure

Parcels may be reserved for a period of 30 days pending receipt of an offer to purchase.
